Seventeen lots, including a former church, homes with scope for modernisation, parcels of land and woodland and a former poultry farm sold for a combined total exceeding £2.3 million on Friday at a collective auction in Shrewsbury.

The lots from across Shropshire, Powys, Staffordshire and Cheshire went under the hammer in the latest of a series of successful auctions conducted by Halls auctioneers and estate agents.

The Grade II listed former Church of St Mary Magdalene at Tallarn Green, near Malpas, noted for being where celebrated Welsh poet and priest R. S. Thomas served as curate-in-charge for two years, sold for £87,000 – within its guide of £80,000 to £100,000.

The church retains a wealth of original features and included gardens and a separate grass paddock extending to around 1.06 acres.

Among the most versatile lots was Beechcliffe Poultry Farm at Knowl Wall Beech, near Stoke-on-Trent which sold for the auction’s top price of £290,000 – nearly triple its guide price.

The former poultry farm, with convenient access to the M6, extends to around 2.32 acres and includes around 14,300 sq ft of buildings in varying states of repair.

The Smithy, Brockton, near Shrewsbury, an attractive, two-bedroomed, country cottage standing within more than half an acre of grounds, surpassed its guide when selling for £255,000.

The Glyn at Frochas, Welshpool, a characterful, detached, five-bedroomed house requiring improvement, sold for the top end of its guide price at £198,000.

Other residential lots included Conway, Hereford Road, Bayston Hill, a three-bedroom detached house, which sold for £190,000, 208, Shrewsbury Road, Market Drayton, a four-bedroom semi-detached house, which sold for £150,000, Bramble Cottage, Hereford Road, Bayston Hill, a three-bedroom semi-detached house, which sold for £125,000 and 33 Albert Square, Shrewsbury, a three-bedroom terraced house, which sold for £94,000.

Prices achieved for North Shropshire residential lots were £166,000 for 1, Lowe Hill Gardens, Wem, a three-bedroom semi-detached house, £150,000 for 2, Oakleigh, Lower Heath, Prees, a three-bedroom semi-detached house, £132,000 for Greenhill, Pant, a two-bedroom semi-detached cottage, £123,000 for 4, Jubilee Way, Platt Lane, Whixall, a two-bedroom semi-detached bungalow, £100,000 for 19, Willow Street, Ellesmere, a two-bedroom town-centre cottage and £90,000 for White Gables, 8 Cabin Lane, Oswestry, a four-bedroom detached house.

A terrace of eight garages at The Grove, Hodnet, near Market Drayton exceeded its guide when selling for £47,500.

Parcels of land also sold well, with 2.66 acres off Dodds Green Lane, Burleydam, near Audlem doubling guide price to sell for £49,000 and more than 11 acres of mixed broadleaf woodland, including two disused limekilns, at Llawnt near Oswestry selling for £70,000.

Jon Quinn, Halls’ managing director, revealed that the company handled auction bids in four ways – from bidders in the saleroom, by proxy, by telephone and online. One of the bids came from a bidder in Australia.
