Lettings Peak During June & July

Howie, Kent & Co are letting agents operating throughout Shropshire, actively looking to let and manage properties in and around the county. Husband and wife team Duncan and Sarah Howie have over ten years’ experience working for national surveying firms, carrying out lettings in both towns and rural areas.

Sarah Howie comments, “The residential lettings market is thriving in Shropshire, with a strong supply of housing stock as well as tenants looking to rent. June and July are the most popular months to let your property as tenant enquiries peak. Taking advantage of when families look to relocate during school holidays is a good way to ensure that there are plenty of interested tenants. Summer and the long, light evenings that come with it are also advantageous for landlords looking to carry out work to their own property, and houses are always at their most attractive for photos. If you have a tenant vacating, ensure you plan in advance and book any contractors needed before the tenancy ends so that work can commence as soon as the property is vacant to minimise the void period.”

“On average, tenants stay in rental properties for 18 months, according to ARLA’s Private Rented Sector Report April 2018, but from our experience, trying to find a tenant who will stay long term by proactively encouraging them to stay will reap returns in the long run. A rent review may appear a good idea but leaving the rent at the same level will encourage a tenant to stay, thereby having no void period and no fees to pay, which will be financially more rewarding.”
